El proyecto se arma en una rigurosa grilla estructural de 5m x 5m en sus 4 frentes, convirtiéndose en un cubo casi perfecto. Esta grilla se retrae al llegar al suelo, primer piso retraído, reforzando la idea de un cubo suspendido.

La búsqueda de mejor orientación para la ubicación de los departamentos, se genera alrededor de un patio de luz impluvium, que ilumina el interior del edificio en toda su altura; es un cuerpo vacío que se inserta dentro de otro, con una cara de departamentos, dos de circulación, y una cuarta con un tejido de acero tipo mimbre.
Las ventanas de fachada se trabajaron de piso a cielo, sin antepechos, para destacar la grilla estructural, por la misma razón las barandas son elementos continuos que pasan por delante de las ventanas, a manera de convertirse en un elemento unitario, en un elemento repetitivo con lectura de cinta que solo es interrumpida por los verticales de la grilla.

El proyecto Terraza Yungay se emplaza en un terreno que atraviesa la manzana enfrentando a las calles Chacabuco y Herrera, en la comuna de Santiago; ambas calles con distintas condiciones de altura. Los cuerpos se unen por medio de un edificio central de 4 pisos de altura, sobre él se construye una gran terraza comunitaria, con pista de trote y piscina.

El proyecto nace de una necesidad y una oportunidad. Necesidad de espacios públicos capaces de generar vinculación local, comunidad e identidad territorial, donde se hermanen de manera sustentable lo público y privado. Y una oportunidad de ocupación de terrenos sin uso, terrenos que por su configuración y geometría desvincula las comunas que convergen, la oportunidad de establecer costuras entre comunas donde el tejido urbano está mudo.

La Empresa de Ferrocarriles del Estado, desde su origen en 1884 y luego desde 1913 conecta mediante una línea ferroviaria con más de 150 estaciones desde Iquique a Puerto Montt, conectividad que desde la década del 70 debido a la falta de aportes financieros ha visto disminuida su operación, por lo que paulatinamente ha ido dejando estaciones de trenes, fajas vías y líneas férreas en desuso. Son estos los terrenos que surgen como una oportunidad de satisfacer la necesidad de reutilizarlos.


Estos terrenos están marcados por su impronta ferroviaria, donde hoy descansan los durmientes y rieles oxidados, estaciones conquistadas por el desuso y los rayados de murallas lejos del grafiti, fajas y franjas de terreno que por su forma alargada son miradas en menos por el mercado inmobiliario, a lo que se suma la falta de herramientas de gestión o excesos de vallas burocráticas.


El proyecto se muestra como una conversión del terreno sin dejar de ser un espacio ferroviario.


Así la propuesta para la Faja Biobío, establece como estrategia de intervención primero el riel como columna vertebral, del cual descuelgan o se mueven como si fuesen vagones de trenes el "vagón" del anfiteatro, el "vagón" de Área Verde, el vagón de restaurant, etc, todo comienza y queda amarrado al riel. Estableciendo de esta manera unidades repetibles y replicables a lo largo de Chile, estableciendo un patrón sistemático de bajo costo y alcance por la utilización de elementos en desuso.


Se establecen principalmente tres "vagones programáticos" llamadas unidades, una Unidad Cerrada que está dada por la conversión de un real vagón de tren donde se da cabida a Restaurant, Food Trucks, Biblioteca, Sala de exposición, comercio etc., una Unidad Abierta en que alberga las actividades y manifestaciones al aire libre como Anfiteatro, ferias, espacios de juego; y la Unidad Verde que permite el esparcimiento y la dimensión de parque en unidades acotadas, cuidando una baja mantención.


El proyecto fue presentado a EFE, y cuenta con la factibilidad técnica y constructiva de reutilización de elementos ferroviarios para su ejecución, desarrollado en conjunto con Fundación Vía a su vez con Santiago Pedaleable.

El proyecto bajo normativa antigua que permitía edificación continua, se retrae de la actual línea de edificación y establece el volumen base de continuidad en todo su ancho.
El cuerpo central se individualiza logrando la altura y la esbeltez en toda su profundidad, generando en la cubierta una terraza que domina por completo el Hipódromo Chile.
